You've made up your mind. You are relocating, but where to?
Once you've planned out moving with your work, if applicable; whether you are relocating due to work or are a remote worker, transferring positions, seeking out new employment or planning to retire in your new location, the next step is to speak with a lender, again if applicable, to determine your budget. After speaking with a lender or if one isn't required because you're paying cash, check out these next steps for a smooth relocation in Florida!
#1
Visit several cities and towns. Research school ratings and read school reviews if they are important to you. Watch the news for each location you are considering living to get a feel for the areas traffic and happenings. You can often find live news on the local news channels websites. Go shopping in the stores, eat at the local restaurants, and talk with the employees working in these locations. They can offer a lot of local insight on the vibe of an area.
#2
Deciding on a general location: Using your price range and must have features compare listings in the different areas you visited to see what your money buys you.

#4 Once you've found some properties you like research neighborhoods, comparing home prices, property tax rates to your budget and the locations proximity to your work to narrow down your options further.
#5 Tour homes and neighborhoods, create an account to save favorite listings and set up automatic listing alert notifications. This will notify you by email or text as soon as a new home hits the market within your criteria, without missing any listings or any further searching required.
#6 You've found the one! Now the fun begins and you are ready to put in your offer with your real estate agent to negotiate the contract.
#7 Congratulations, your offers been accepted and you're officially in escrow! Now it's time to schedule your appraisal, inspections and title search. If anything is found, as your agent, we attempt to negotiate those repairs or a reduction in price with the sellers. Note, in a hot housing market, information obtained during the due diligence period may be for informational purposes and sellers may be unwilling to negotiate further, given the market conditions. As the interest rates rise and the possibility of the market cooling comes closer we may see a shift in this behavior. When everything checks out, it's time for the next step!
#8 Shop around for homeowners insurance. Each property is unique and rates can vary significantly in Florida depending on the age, style and location of your property.
#9 You've given all the needed documentation to your lender and you've been given the clear to close, if applicable, and now you're ready to do your final walk through!
#10 Closing day! All your preparation has been leading up to this big day. You'll sign your name for what seems like eternity on stacks of important documentation and then... The Keys Are Yours! Now it's time to call the utility companies to turn on the water, electric and gas if you have it. A deposit or service fee may be required depending on the location and your credit history. #11 Once your belongings arrive at your new home, it's time to unpack! Some people like to do this all at once; some people like to take their time. Either way, spending some time thinking about what you really want and need to take with you to your new home before you move will help with not only the moving costs, but the overabundance of unused items most people collect over the years.
Less items= Less moving costs
#12 Update your USPS Address, Driver's Licenses, car registration and insurance. As a new Florida resident, you must obtain a valid Florida driver license within 30 days of establishing residency to drive on Florida roads. In addition, you must obtain insurance from a Florida insurance agent that is licensed to sell insurance in Florida in order to title and register your vehicle(s), vessel(s), and mobile home(s) within 10 days of establishing residency. #14 Enjoy your new home!
*Bonus Tip: During the buying process there are busy days and slow days. Take time during the slow days to begin sorting, eliminating and packing up your current home, if you haven't already in preparation to sell your existing home. Call movers and get quotes if you plan to use a moving company. As with any service, read reviews and do your research on who you hire. These are your life's possessions and you must be careful with whom you entrust with your valuables, especially when moving long distances when you won't be following the moving truck. Even if you're outside Florida we can help you with selling your home.
